Type 36 and type 45 are the most common house sizes in Indonesian housing estates. The type number is the building area in m², usually on 60 to 90 m² of land (for example 36/72 or 45/90). A good RAB is split by work group, so you can see where the money goes and compare quotes line by line.
- Preliminaries and foundation 12%
- Concrete structure 22%
- Walls and plaster 18%
- Roof and ceiling 14%
- Floors and tiles 10%
- Frames, doors, windows 9%
- MEP and sanitary 9%
- Paint and finishes 6%
Order of work groups in the RAB
- Preliminaries (clearing, setting out, site office).
- Earthworks and foundations.
- Reinforced concrete (ground beams, columns, beams, ring beams).
- Walls, plaster and skim coat.
- Roof and ceiling.
- Frames, doors and windows.
- Floor and wall tiles.
- Electrical, clean water, waste water and sanitary.
- Painting and finishes.
Estimated totals in 2026
| Type | Economy (about Rp4 m/m²) | Mid range (about Rp5.5–6 m/m²) |
|---|---|---|
| Type 36 | about Rp145 m | about Rp180–250 m |
| Type 45 | about Rp180 m | about Rp250–270 m |
These are building costs only for Java, summarised from public 2026 sources, without land. Soft or reclaimed ground may need piles and raise the cost. Add the PBG permit, power and water connections and a 10–15% contingency.
Example type 36 RAB by group (economy, Rp145 m)
| Work group | Share | Amount |

| Walls and plaster | 18% | Rp26.1 m |
| Roof and ceiling | 14% | Rp20.3 m |
| Floors and tiles | 10% | Rp14.5 m |
| Frames, doors, windows | 9% | Rp13.1 m |
| MEP and sanitary | 9% | Rp13.1 m |
| Paint and finishes | 6% | Rp8.7 m |
| Total | 100% | Rp145 m |
The split is an example to show the shape of a RAB, not a benchmark. For a RAB you can bid with, measure quantities from the drawings and multiply by your local unit prices (AHSP), as in the article on building a BOQ and RAB from drawings.
Adjusting it to your project
- Replace unit prices with your city HSPK or local builders merchant prices (at least two sources).
- For developers, build a RAB per house type, multiply by the number of units, and add estate infrastructure (roads, drains) separately.
- Keep the RAB in the same template as your cost records, so actuals can be compared line by line during the project.
Common mistakes
- Copying an example RAB from the internet without changing the unit prices.
- Measuring land area instead of building area.
- Not separating extras (canopy, fence, carport) from the core house.
- Leaving out a contingency.
