Prices and rules are summarised from the sources listed below and updated regularly. Check local prices and the relevant authority before relying on them.

The first question from home owners and developers is almost always the same: what does it cost to build per square metre? The answer depends on the spec, the location and how the builders are paid. A per m² figure is useful for a first estimate and for testing a contractor quote, but it does not replace a RAB.

Cost per m² in 2026

SpecTurnkey per m²Typical features
EconomyRp3.5–4.5 mLightweight block, 40×40 tiles, gypsum ceiling, light steel roof frame
Mid rangeRp5–7 m60×60 ceramic or granite, aluminium frames, mid range sanitary ware
PremiumRp7.5–12 mLarge granite, special facade, full MEP, timber finishes

These ranges summarise several public 2026 sources and apply to Java. Greater Jakarta for a standard house is about Rp4.5–5.5 m per m². Other regions can be 10–25% higher, and outer islands with hard logistics 15–30% higher. Some contractors report increases of about 5–12% over 2025.

Type 45 house, mid range45 m²Rp5.5 mRp247.5 m
Two storey house, mid range120 m²Rp6 mRp720 m

Add the costs outside the building: the PBG permit and power and water connections (often about 5–10%), architect fees if used (about 5–10%), and a 10–15% contingency. Land, fences, gardens and furniture are usually excluded.

How to check a per m² quote

  1. Ask for a RAB by work item, not just a per m² figure. A very low rate often means a lower spec.
  2. Agree what is measured: building floor area, not land area. Terraces and carports are sometimes counted at half.
  3. Check unit prices against your local HSPK or AHSP, then compare at least two quotes.
  4. Make sure material brands and types are written into the contract or work order (SPK).

Common questions

What does it cost to build per m² in 2026?

For turnkey work in Java, about Rp3.5–4.5 m per m² for economy, Rp5–7 m mid range and Rp7.5–12 m premium, land excluded.

Does the per m² rate include the building permit?

Usually not. The PBG, power and water connections, architect fees and contingency are separate.

Is contract work cheaper than daily labour?

Not always. Contract work is more certain because the price is fixed up front; daily labour is more flexible but can overrun if work drags.
