A housing developer usually has two readers of progress reports outside its own team. The bank, when mortgage or construction loan disbursement follows construction progress. And the buyer, who wants to know when the house will be ready. Both need reports per unit, not per project, with evidence that can be checked.
What a unit report contains
| Column | Example |
|---|---|
| Block and unit number | C5-07 |
| Type | 36/72 |
| Stage of work | Roof on, plastering started |
| Physical progress | 62% |
| Dated photos | 3 photos, 23/06/2026 |
| Target handover | October 2026 |
| Buyer status | Mortgage signed 12/05/2026 |
| Notes | Waiting for aluminium frames |
Stages of work and their weights
To keep unit progress consistent, use the same stages for every unit, with weights from the unit budget. An example for a type 36 house:
| Stage | Weight | Cumulative progress when done |
|---|---|---|
| Foundations and ground beams | 15% | 15% |
| Structure and walls | 30% | 45% |
| Roof | 15% | 60% |
| Plaster, floors, frames | 25% | 85% |
| Finishing, power, water | 15% | 100% |
Reports for the bank
- Follow the bank’s format and timing, usually per financed unit, with photos and a progress certificate.
- Reported progress must match your internal site measurement. Inflated figures damage trust and can hold up the next disbursement.
- Record disbursements per unit, and what the bank holds back until handover or title, in the receivables tab.
Reports for buyers
- Short and regular, for example monthly: the current stage, photos, the next stage, the target handover.
- Tell buyers early when the target moves, and why.
- Send it on the channel buyers use, such as WhatsApp or email, one page per unit.
Common mistakes
- Progress reported per project, when banks and buyers judge per unit.
- Undated photos, or photos of another unit.
- Stage weights that change between reports, so progress jumps up and down.
- The target handover not updated until buyers ask.

Common questions
What goes into a construction progress report for the bank?
Progress per financed unit: stage of work, percent progress, dated photos and a progress certificate, in the bank’s format.
How is progress per house worked out?
Use stages of work weighted from the unit budget, then add the weights of finished stages and the part done of the current one.
How often should buyers be updated?
Regularly, for example monthly, and straight away when the target handover moves.
Why must bank progress match the internal measurement?
So it can be checked and trusted. Inflated progress can hold up the next disbursement.
