For a developer, money comes in from buyers and mortgage banks, unit by unit, through a long sequence: booking fee, down payment, mortgage approval, signing, disbursement, and handover. A per-unit sales report shows where each unit is, so you can see when its money arrives and which units are stuck.
- Available 8
- Booked, down payment 6
- Mortgage in process 10
- Mortgage signed 12
- Handed over 4
The sales stages of one unit
| Stage | What is recorded | Money |
|---|---|---|
| Booking | Buyer, unit, date, booking fee | Booking fee in |
| Down payment | Down payment schedule and instalments | Down payment in, in stages |
| Mortgage application | Bank, date the file is complete | None yet |
| Mortgage approval | Approved loan amount | None yet |
| Signing | Signing date, loan amount | Disbursement as the bank cooperation agreement says |
| Disbursement | Date and amount of each disbursement, funds held by the bank | Into the developer’s account |
| Handover | Unit handover certificate date | Held funds can be released once their conditions are met |
Columns of the per-unit report
| Column | Example |
|---|---|
| Block and number | C5-07 |
| Type and price | 36/72, Rp290 m |
| Buyer | name |
| Stage | Signed 12/05/2026 |
| Bank and loan | Example bank, Rp261 m |
| Received so far | Booking fee + down payment Rp29 m, disbursement Rp200 m |
| Held by the bank | Rp61 m until conditions are met |
| Construction progress | 62% |
Banks usually hold back part of the disbursement until certain conditions are met, for example the house is finished or the title is split. The conditions and amounts follow the developer’s cooperation agreement with the bank; record them in the held-by-bank column and in the receivables tab with an expected release date.

Common mistakes
- Sales recorded per project, so stuck units do not show.
- Funds held by the bank treated as already received.
- Construction progress per unit not linked to the bank’s disbursement conditions.
- Cancelled bookings not recorded, so units look sold.

Common questions
What goes into a housing sales report?
Per unit: buyer, price, sales stage, bank and loan amount, money received, funds held by the bank, and construction progress.
When does a developer receive mortgage money?
After signing, as the bank cooperation agreement says; part can be held until conditions such as completion or title splitting are met.
Why does a per-unit sales report matter for cash flow?
Because each unit has its own cash-in schedule, and stuck units show up straight away.
