As-Built Drawings: Contents, Building Them During the Project, and Handover

How to produce as-built drawings: recording site changes with red marks, updating the drawings every week, what the as-built package contains, and its use for the SLF, maintenance and handover.

As-built drawings show the building as it was actually built, including every change from the working drawings: a moved pipe run, an added column, a relocated power point. They are needed for the SLF, handover, and maintenance for years to come. Producing them at the end from memory nearly always fails; the way to do it is to record from the first day.

Steps during the project

  1. Keep one set of working drawings on site just for red marks whenever something changes.
  2. Photograph work before it is covered (pipes, cables, foundations) with a tape measure in view.
  3. Every week, the drafter updates the digital drawings from the red marks.
  4. The supervisor checks the drawings against the site before first handover.
  5. Hand over signed drawings, printed and as files, with the change list.

For housing developers, one as-built set per house type is enough if all units are the same, plus notes for units that differ (for example C5-07 with the extra terrace from CCO-02).
